Here at Extension Drawings, we like to be transparent with our fees and will quote you for the work upfront for your peace of mind. Our prices start from £450 + vat, and you will have other fees to consider during the planning application stage. We have tried to simply list out below what we include in our fees, and what else you may need to cover during a planning application or lawful development certificate submission.
Our fee includes everything that generally needed to make a planning application valid with your local Council, such as a measured survey producing scaled floor plans, elevations of the existing house and the proposed changes. We also include the Location Plan and Block Plan to complete the files that are needed for most householder applications.
We also include preparing and submitting your application forms and acting as your Agent throughout the planning process, talking to your Council’s Planning Department and updating you on your application as it progresses from submission, validation, assessment and decision. Put simply, we like to take care of our clients and take the stress away from you!
The application fees are set nationally and comprise; Householder Planning Applications (£258) and Lawful Development Certificates (£129). Planning Portal also add a service charge to this fee. We do not include these application fees in our pricing, but our client’s simply pay this via a link we send them at submission stage.
Our fee, plus the Council application fee, generally covers the cost of submitting a house extension for planning permission. However, some applications can require additional information for the Council to make a decision such as; Tree Survey, Bat Survey or Flooding Risk. We may be able to assist in finding the right specialist company to produce these reports if needed.
In summary, whilst other Architectural practices can separate their fees making it very difficult to truly know how much you will be paying out, here at Extension Drawings you will have fixed price giving you peace of mind and clarity.
